Particularly in a very tight commercial investment property market, you’ve got to allow at least 9-12 months for the process to play out. It can take several months to research your alternatives, open up negotiations with prospective landlords then come to your final decission. And you’ll want to allow 2-4 months if you have to plan a move.

There is another so-called school of thought that views the best time to purchase property would be when economic recession. We may say this is unconventional truth about real estate industry. This is exactly, almost everyone seems to neglect. The undeniable truth is.. if you look in the prospering economic situation, any land value will appreciate. The appreciation rate could vary, depending on urban or rural area. Everything will be in opposite way during economic depression period.
In summary, most of the land value will be dropping during economic crisis. During this period, you have the upper hand to buy properties at lower value. You might ask, “How long I need to wait for the economic crisis?” The economic downturn is predicted once in every 10 years as most of the professional economist suggested. If you live up to 70 years, most probably you would hear about this crisis at least 7 times in your lifetime. Personally, I heard about crisis in 1987, 1997 and 2007. If you could see the picture, it is happening in every 10 years bubble. Most probably it will repeat in 2017 again and once in every 10 years thereafter. This is just a simple prediction about economic crisis.
Do your due diligence before investing in one.
